New apartment developments around the world are making a literal splash with man-made beaches the latest sought-after feature.

A new Urbis report stated that developers were seeking more variety in their recreational amenities in order to tap into specific buyer markets.

The report revealed that man-made beaches were a new popular option.

“This is in spite of the fact that beaches are notoriously difficult to execute and incredible expensive to maintain,” the report stated.

“However, projects with beaches have been highly successful and apartments are selling like hot cakes.”

One Australian developer finding success with the man-made beach trend is Metro Property Group, with its Newstead Central and Central Village at Fortitude Valley developments both set to feature resort-style beaches and lagoons.

Metro Property founder and Chairman David Devine believes this type of development is unique in today’s market.

“It offers a level of amenity that is unparalleled in Brisbane’s inner city suburbs, with a multi-million dollar resort-style beach, lagoon and parkland complex the jewel in the development.”

Another development that is following this hot trend is the Shimao Riviera Garden in Shanghai Pudong New Area, China. The luxury apartment complex extends nearly one kilometre along the Huangpu River, with views of The Bund and the city’s skyline.

Located near the Finance and Trade Zone, the complex is popular amongst both expats and locals with the luxury apartments ideal for many second home buyers that visit on weekends.

With skyrocketing temperatures almost all year round, Dubai ruler Sheikh Mohammed bin Rashid Al Maktoum is building what will be the biggest man-made beach in the world at 40 acres.

As part of Sheikh Mohammed’s MBR city, the development will cost an estimated $8.16 billion and will include a further 7km of lagoons and 14km of man-made beaches. Scheduled for completion in 2018-19, 1,500 luxury villas and residences will be constructed around the water features.

Earlier this week MBR City developers Emaar Properties unveiled the latest collection of residential apartments marking the first of the four phases of the MBR City development. As a joint venture between Emaar and Meraas Holding, strong buyer response was already recorded with the location and family-oriented lifestyle appealing to wealthy buyers.

This man-made beach was only completed last year with famous hotel heiress, Paris Hilton unveiling the Philippine’s Azure Urban Resort Residences. The luxury apartment complex features a collection of skyscrapers over-looking “the centre piece” – an iconic man-made beach with undulating waves and waterfalls.

The new property is a partnership with Filipino real estate company Century Properties, with Paris reportedly helping with design including the development’s clubhouse called the Paris Beach Club.
