Auction action remains hot across Sydney this Saturday

A terrace house in Camperdown that cost its owners just £1000 back in 1956 has fetched more than $1.8 million under the hammer today while across town a Merrylands home scored $1.2025 million at auction.


Down south in Woronora, a fibro house beside the waterfront sold for less than $1 million and in Mascot a cost cottage has sold for a whopping $1.605 million.

It may be the first day of the school holidays across NSW, but it’s just another Saturday on the auction block in Sydney.


There were 737 homes scheduled to auction today in Sydney and the harbour city is expected to tip the 80 per cent clearance rate for yet another weekend.

Here are today’s hot homes under the hammer;


Camperdown

Where: 19 Fowler St

What: Three-bedroom terrace

How much: $1.885 million

Median sale price: $1.2315 million

Bought for just £1,000 in 1956, this three-bedroom terrace in Camperdown fetched a lofty $1.885 million at auction today.


The three-bedroom two-storey home attracted 13 registered bidders and a large crowd of onlookers from the neighbouring cafe and oval.


Bidding opened at $1.4 million with two bidders going head to head in a bidding war.


At the $1.805 million mark, a third buyer came in and the price was pushed up in $5000 lots until the hammer fell at $1.885 million.


Agent Ed Tancred from Raine & Horne Petersham said the sale price was about $250,000 above the reserve price.


While on market, it was inspected by 150 groups with 19 contracts issued.


“We attracted a range of buyers — downsizers, people looking to get into the inner west from the north shore, couples looking to upgrade from within the area, and investors,” Mr Tancred said.


The successful buyer was the owner of the neighbouring terrace at no. 21 which was sold for $311,000 in 1995. He planned to use his new purchase as an investment.


Vendor Steven Burns’ family have owned the property for nearly 60 years.


“I lived there from when I was five,” he said.


“It was time for us to sell. The market is good. We didn’t have to look after it anymore.”


Core Logic RP Data figures show that the 12-month median house price for Camperdown is $1.2315 million — up a huge 55.5 per cent in just three years.


The property has been tenanted consistently for 13 years and is currently generating a weekly rent of $800 a week, according to Mr Tancred.


Merrylands

Where: 45 Yeend St

What: Three-bedroom cladded house

How much: $1.2025 million

Median sale price: $720,000

It was a real life game of Monopoly on Yeend St in Merrylands yesterday when number 45 went under the hammer for $1.2025 million.


The modest freestanding cladded house was fought over by several local bidders, several of which already own property in the same street.


“There were 12 registered bidders, half of which were investors and the other half were developers,” said selling agent Daniel Starr of Starr Partners Merrylands.


“These buyers are really keen to secure homes in the same street so it was a real bidding war,” Mr Starr said.


He said the drawcard of that patch of Merrylands was its elevated position and proximity to Parramatta.


The 633sq m property has a 15.24m street frontage so has the potential to house a duplex.


Currently the existing three-bedroom home includes an air-conditioned lounge room, an in-ground pool, timber deck and flat back yard.


The Merrylands 12-month median house price is $720,000.


Woronora

Where: 66 Prices Circuit

What: Four-bedroom weatherboard house

How much: $990,000

Median sale price: $922,000

HOMES on the waterfront in Sydney rarely sell for less than $1 million, but this cute cottage in Woronora did just that.


Yesterday the four-bedroom house fetched $990,000 under the hammer through Will Soulos of McGrath Sylvania.


“It’s a beautiful 1940s character home that needs some work,” Mr Soulos said.


There were three registered bidders keen on the property with a young couple placing the winning bid.


Although not technically a “waterfront property” the 815sq m block faces a public reserve on the Woronora River.


According to Core Logic RP Data figures the 12-month median sale price for houses in Woronora is $922,000.


Mascot

Where: 20 Hicks Ave

What: Two-bedroom cottage

How much: $1.605 million

Median sale price: $1 million

A deceased estate in Mascot pitted builders against aspiring renovators under the hammer yesterday.


The freestanding cottage at 20 Hicks Ave sold for $1.605 million after 13 buyers registered for the 511sq m property.


Sitting on two titles, the two-bedroom house got an initial bid of $1.2 million, with offers rising steadily until it sold far above the suburb’s $965,000 median house price.


The buyers were a couple upsizing from an apartment in Waterloo.


“What attracted us the most was the location and the shape of the block — it’s easy to build on it,” buyer Nestor said.


Agent and auctioneer Robert Micallef Robert Allan Property said the home sold $405,000 above buyer feedback.


North Strathfield

Where: 48 George St

What: Three-bedroom house

How much: $2 million

Suburb median: $1.02837 million

This deceased estate sold for nearly double the suburb median when it went under the hammer today.


The Californian bungalow with three bedrooms sold for $2 million, $450,000 above reserve after nine out of the 25 registered bidders contested for it.


Bidding opened at $1.3 million and as it soared past the $1.8 million mark, the crowd of about 120 onlookers were “oohing and ahhing”.


“The property sold to a successful Asian investor who plans to lease it out short term, renovate the property and later move in to enjoy the Bakehouse Quarter lifestyle of which it presents,” auctioneer Ricky Briggs from Briggs Auction Services said. .


The property was listed with Jimmy Kang from Strathfield Partners.
