NSW政府的预算案昨天已敲定,与购房者息息相关的信息:
第一, 从7月1日起,符合首次置业者的买家,申请政府$15,000补助的房价范围从$650,000提高到$750,000
第二, 从7月1日起,海外购房者将不能申请$5,000New Home Grant的印花税优惠
第三, 对于首次置业者印花税减免政策不变,仍旧是$55k以下全免,$55k-$65k之间部分减免
Vicky解读:这些政策依旧指向新房,说明政府仍然是采取大力刺激新建房屋来弥补悉尼的住宅需求缺口。根据我上一篇文章的分析(首置业补贴门槛上调至$75万,谁是最终受益者?回复数字19查看)每次政府出台相应的刺激政策都会对房产市场产生较大影响。不仅购房者们跃跃欲试,开发商们也会闻风而动。根据历史数据分析,一般而言新一轮房价的全面启动会比政策滞后一段时间。所以,“刚需族”和持币观望的投资者们,要且行且珍惜这段宝贵的时光,利用好这个时间差。

Treasurer Andrew Constance has announced the threshold for the$15,000 first home owners grant (new homes) will be increased to $750,000, upfrom $650,000.
The change means entry level home buyers can spend up to $750,000on a property and still be eligible for the grant.
The budget also includes changes to the eligibility criteria forthe $5000 new home grant.
From July 1, foreigners will not be eligible for the grant.
The government has also announced an $83 million fund toaccelerate opening up land in Sydney's southwest.
