据澳大利亚最大房产中介之一McGrath统计数据,中国买家对悉尼房产需求大减,相比今年年初时间,其购房需求减少15%,11月份悉尼房屋市值大跌,创5年来最大跌幅。
周一McGrath股票在澳大利亚证券交易所(ASX)上市价格为2.10澳币,昨日消息发布后价格下跌8.6%,最低1.92澳币。

McGrath首席执行官John Grath表示:
中国大陆买家逐步把视点由悉尼墨尔本转向房价更加具有吸引力的昆士兰东南部地区。
悉尼与墨尔本房价已经达到“增长期”的终结时期,截止今年10月份,悉尼房价三年中上涨47%,平均价格达1百万澳币,11月份其均价下跌1.4%,达5年以来最大跌幅。同时,拍卖价格达三年新低。
今年全球金融市场出现大幅震荡,主要是由于需求不足,生产过剩而致,大宗商品价格持续下滑,中国股市大幅波动,进口需求明显放缓,使得中国内陆投资者步伐放缓。McGrath说道:“中国买家仍在,不过较去年同期相比需求减少10%-15%”,“主要是由于多方面的综合因素影响,例如中国股市的波动等等”。
根据McGrath新股发行招标说明书,McGrath卖出3100万股,其IPO市值评估为2.721亿澳币,将提供偿还债务资金并购买一个小型竞争者的募股股份。这些资金交割都将在昨日消息出台时间进行。
由于昨日消息影响,其市值下跌8.6%至1.92澳币。然而创始人John表示:“McGrath仍然处在很好的市场状态”,需要对股市日行情波动进行判断投资者提出警惕。
McGrath目前占有澳洲3% 的市场份额,其中长期目标为达到市场占有率20%,并计划在将来的4到5年期间进行4到6次募股集资。
