NSW local council elections: 23-year-old Chinese candidate secured himself a spot on the new council.

新州地方议会大选结果出炉:23岁华裔UNSW学生确认胜选!

 

Hundreds of thousands of New South Wales voters had visited local schools, community centres and town halls to cast their ballots in the local elections last Saturday.

 

Nearly a third of the state's councils went to the polls.

Of them 20 are newly merged and the other 26 fought off amalgamation.


Voting is compulsory and failure to do attracts a $55 fine. 


新州地方议会选举于上周六下午6点正式结束,上百万新州选民在各地区的投票站投下了自己宝贵的一票。

There are 1,999 candidates vying for councillor or mayoral positions, with large numbers standing in the amalgamated areas.

 

Pre-polling was very strong in this election, Richard Caroll from the NSW Electoral Commission said, with about 430,000 votes lodged before Saturday morning.

In the news released this morning Willoughby Council will see at least four new councillors step up following Saturday’s local government elections.

 

Christine Tuon, Brendon Zhu, Denis Fernandez and Craig Campbell have all secured themselves a spot on the new council.

根据今日悉尼报道,朱嘉源祖籍广东新会,是土生土长的华裔青年, 目前就读新南威尔士大学五年级,主修法律和经济,参选前在新州议会工作。他立志为社会服务,长期热心于帮助身边有需要的人士并且积极响应公益活动。

 


最后的票选结果, 将于周二由新州选举委员会发布,极少数地区的票数统计,最迟可能延迟到周四前后。大家请密切关注选举结果。

Houses in Australia: Finally things are looking up for first home buyers

澳洲房市增速放缓、房价下降!首次置业者们將有望“卷土重来”!

 

FOR years, Australians have watched as one group of home buyers has brutally shoved the masses aside. But the tables could be turning.

 

A BATTLE has been won in the war for the soul of Australia. Landlording seems to be on the retreat.

 

多年來,首次置业者们在澳洲房市都被視為弱勢。然而,随着相关调控政策的逐渐落实,澳洲房地产市场近期终于出现降温趋势,连悉尼房地产市场也有所缓和。

 

Each month, banks gather together all their information on what loans are going to whom and for what. This is sent to the good people at the Bureau of Statistics, who publish it shortly after.

 

The latest publication is clear as day. The amount of lending going towards investor housing is finally in retreat, and the amount going to owner occupation is shooting up, as this next graph shows.

For a long time, first home buyers where being locked out of the market. The share of first home buyers fell below 13 per cent. But now, as the market is getting unlocked, they’re surging back.


 

First home buyers are suddenly up to 16.6 per cent of the market, the highest level in about four years. It is still a way off the average 22 per cent level that applied in the 1990s, but it seems finally young people are clawing their way back in.

 

长期以来,首次置业者在房地产市场中的占比均低于13%,但是最新数据表明,这一数字在近期已经上涨到了16.6%,这是近4年来的最高值。尽管如此,还是低于上世纪90年代的22%,但是从占有率上升的一个趋势来看,年轻的首次置业者有望房地产市场中取得一席之地。

 


WHAT’S HELPING?

 

One factor is house prices. They have eased a lot in Perth as the mining boom ended. More recently, even in Sydney the pressure has finally come off.

 

The government can take some credit for that latter move. It forced banks to offer higher interest rates to investors and anyone who was just paying off the interest.

 

As you can see in the next graph, a big gap has opened up between the interest rate you pay as an owner-occupier and the interest rate you pay as an investor. The gap is even bigger if you have an interest-only mortgage.

 

那么,到底是为什么导致这个改变呢?首先第一点:房价有所下降。在珀斯,采矿热潮结束后,矿业城市的房价均有所下降。最近,甚至连悉尼的房价也出现了缓和的迹象。

 

第二点:政府的宏观调控。澳洲政府为了让房地产市场更加平衡,对投资者增收印花税;而且投资者在银行的贷款利率要比普通置业者高。政府通过这样的经济手段来抑制房价的增长,从而让更多的首次置业者有能力进入房市。

THE FUTURE

A future where home ownership is out of reach is not one I’d like to live in. I don’t own my own home for now, but I’d like to one day. It is not in anyone’s interest to see house prices rise up to bubble levels and then crush the economy when they fall.


For a while it seemed like Australia was on the verge of a splitting along property lines. There were those who held land and those who had to pay to use it.


But not everyone can be a landlord, or there’d be nobody to rent property to.


The ultimate symptom of the dystopia was the risk-blind youth who showed up in those property portfolio stories, holding tiny scraps of equity in sixteen crappy units on the fringes of town (and living with mum and dad). The rise in the cost of investor loans is no doubt making their lives harder, but it should make owner occupation more achievable for the rest of us.

Coles Trials 30-Minute Deliveroo Delivery

Coles has added another twist to its online order delivery service – it has now teamed up with bicycle delivery service Deliveroo, to offer 30-minute grocery home delivery on online orders.


Only last week Coles unveiled its trial with hi-tech taxi giant Uber to help beef up its online offering, running a home delivery trial to deliver missing or replacement items from online orders to customers in the Richmond area.

 

Now, the company is looking to further diversify its delivery experimentation, adding Deliveroo into the mix. Last month Coles extended its partnership working with the company which is most well known for delivering food from restaurants; its partnership with Deliveroo began in January.

The team up with Deliveroo now sees Coles offering a range of basic grocery items including bread, milk, cheese and fresh produce with a 30-minute delivery window to its online customers. The offering will also include “meal packs” that will include ingredients to make up a complete meal, such as risotto and pork noodle soup.

 

The supermarket chain has already begun promoting its 30-minute home delivery through Deliveroo’s network, consisting of contractor delivery staff that use scooters or bicycles.

Coles’ partnerships with Deliveroo and tech giant Uber, comes ahead of Amazon’s arrival in Australia, which Citi analysts predict is likely within the next 60 days.

 

The Citi analyst team, led by Bryan Raymond, released a note to its clients last Thursday saying that it’s likely Amazon will first focus on the gift category, given its light logistics capabilities at present, and then move onto electronics, departments stores, clothing and footwear.

While it’s unclear what Amazon’s grocery retail offering in Australia will be, it could include its Amazon Fresh business, which offers same day delivery service for online orders in the US.
