In September 2018, across GTA of all home types, as per year-over-year comparison the sales is up 1.9%, the average selling price is up by 2.9%.

However, as The Toronto Real Estate Board President Garry Bhaura said, "It is important to remember that TREB's market area is made up of over 500 communities. Market conditions have obviously unfolded differently across these communities. This is why it's important to work with a REALTOR® who is familiar with local market conditions in your areas of interest. " 

以奥克维尔独立屋市场为例，虽然成交均价没有明显变化，销量年度同比下降了4.2%, 库存量增加了22%；与上月8月进行月度环比，新增房源上升59%（其中包括不少撤消后重新上市的房子）。反应库存消化速度的销存比跌回买家市场区间的29%。  

而密西沙加独立屋市场跟奥克维尔又很不一样，密市独立屋均价9月比8月大涨8万（或8.2%)，与去年9月相比成交均价上涨3.3%, 交易量上升28%。

Let's take a look at the Oakville detached home market of Sept 2018, although the average price is flat than last year,  year-over-year the number of sales is down by 4.2%, and the inventory has gone up by 22%. And month over month, Sept sales is down by 4.6% than August 2018, but number of new listings has jumped by 59%, which means more competion among sellers. And the absorption rate ( SNLR- sales to new listings ratio) is down to 29% from August's 49%, which means Oakville is back to buyer's market from August's balanced market.
