今年春天已经来临,买家们也陆续重新进入房市场买房子,但是今年上市出售的房子却不多,购房者正在争夺越来越少的房源。
根据昨日晨锋报报道,RP Data 做的调查,今年在澳洲各大城市 (除珀斯外)上市的房源平均比去年9月同期少了11.6%。
房源上市最大的跌幅是在悉尼,紧跟着墨尔本和阿德雷德。
除了在达尔文上市出售的房子比去年同期增加20%,到9月21号为止的9月份四周里,全国 (除西澳州外),有37,000栋房子上市出售,比去年同期下降1.2%。
RP Data 预计慢慢会有更多的房源上市出售的。RP Data 说,他们统计没有采用西澳的数据,是因为他们有困难采集到西澳房地产的数据。
在RP Data 收集的数据显示更少的房源在全澳上市的同时,澳洲统计局却公布,新州和维州的人口却大幅增加。这是因为这两州又接收了大批的新海外移民。
澳洲统计局公布,到今年3月份为止,澳洲人口激增近39万 (388,400)达到2340万,截止于今天2014年9月26日澳洲总人口现在是:2362万6123人:
澳洲统计局还公布,在同时期新州人口增加了114,500,而维州增加108,800。
澳洲统计局人口统计总监Denise Carlton说,这相当于每年在新州和维州各增加一个达尔文市人口数量。
他说,造成新州和维州人口增长的主要因素是海外移民。海外移民占新州新人口增加的67%,维州为57%。
根据统计局的数据显示,由于矿产繁荣已过,移民到昆士兰州和西澳州的人口也大幅减少。
新州目前是30年来最少人迁移到其它州,而维州就录得人口增加最多的一年。

Home hunters are battling for fewer properties as the traditional spring market heats up, putting the property market on a collision course with booming population growth in some states.
A survey by RP Data shows that the number of properties listed for sale in all capital cities, excluding Perth, is 11.6 per cent lower than in September 2013, based on total listings. On a national basis, the 207,371 properties listed is 6.5 per cent lower than at the same time in 2013.
In the capitals, the fall was driven by double-digit drops in the number of listings in Sydney, Melbourne and Adelaide over the year.
However, the number of properties for sale in Darwin is up by 20 per cent.
Just over 37,000 newly listed properties were advertised for sale across the country, excluding Western Australia, in the four weeks to September 21, down by 1.2 per cent on a year ago.
"New listing numbers are slowly trending higher as we enter spring," RP Data said in a newsletter to clients. RP Data said it had to exclude Western Australia from its latest survey because of problems accessing data from that state.
The drop in the number of properties for sale comes as the Australian Bureau of Statistics reported the populations of New South Wales and Victoria continue to surge, helped by a large number of overseas arrivals.
In the year to March, Australia's overall population increased by 388,400 to hit 23.4 million.
Over the same period, the population of NSW grew by 114,500 while Victoria added 108,800, the Bureau reported on Thursday.
"This is like adding close to the population of Darwin to New South Wales or Victoria," ABS director of demography Denise Carlton said.
"Net overseas migration (NOM) was the main contributor to both New South Wales and Victoria's population growth, accounting for 67 and 57per cent of the states' growth respectively.
"Notably, the NOM contribution to Victoria's growth is below the Australian rate of 60 per cent, which highlights the recent increase in net interstate migration to the state," Ms Carlton said in a statement accompanying the report.
But with the resources boom tapering off, fewer Australians are migrating to Queensland and Western Australia, the Bureau reported.
"Queensland recorded one of its lowest annual gains on record, slowing by 65 per cent in five years," Ms Carlton said.
"New South Wales recorded its lowest annual interstate lossin nearly 30 years and Victoria recorded its highest annual gain on record".
WA retained its title as Australia's fastest growing state, with a growth rate of 2.5 per cent in the year to march. But its rate of growth has dropped markedly from the year before, falling a full percentage point over the 12 months.
"This is due to a drop in both overseas arrivals and internal migration, though the number of births continues to rise", Ms Carlton said.
