概述: 9月整个Oakville独立屋加权均价(HPI benmark Price)比8月下跌2.5%, 但比7月上升3%, 仍然比去年同月高9.2%.但是Oakville东南的Eastlake社区9月则比8月上升了5.8%, 仍然比去年同月高出28%。这再次体现了优质社区在上升市场中涨幅更高,但在调整的市场中则更抗跌的特点。9月该区售出与新盘比(SNLR)目前为47%, 仍然处于均衡市场(这个比例40-60%之间为均衡市场, 60%以上为卖方市场,40%以下为买方市场)。7月这个比值曾经达到63%,当时笔者指出作为先行指标预示着这个区域的价格将会反弹,得到了验证。目前在市面上房源虽然较多,但优质房源仍然非常稀缺,所以近期再次出现了不少房子上市第一天即售出的现象。
Oakville Eastlake Real Estate Market Update – Sept 2017
In terms of the entire Oakville, the detached home benchmark price is 1.095 million in September, which is 2.5% down from August, but 3% higher than July, and it’s still 9.2% higher than the same month of 2016.
For Eastlake (Morrison+ Ford area) of the Southest Oakville particularly, this area acts quite differently, its September benchmark price is $1.84 Million which is 5.8% up from August and 7.7% lower than the spring peak, but it’s still 28% higher than the same month of last year, it shows much stronger and steady than the rest of Oakville.
In September, 34 new listings were added to the market while 16 listings were sold, the number of new listings is increased by 55% compared with the 22 new listings in August, but it’s still 36% less than March peak’s 53 new listings. The number of sold listings remains relatively steady at 15-20 range since April, although the prices have bounced up by 5.8%, there’s no significant improvement of transaction volume as yet, this may mean lots of home buyers are still sitting on the fence to wait and see.
The Sold/New Listed ratio is now 47% which is still in a balanced market range, this is much lower than February’s 91% which was a typical sellers’ market at that time,it’s also lower than July’s 63%, this is mainly because more listings were added to the market after labor day.
