之前有超过33万4千个被大部分评估倾向于小幅增长的物业,如今却因为靠近布里斯班河而地价暴涨。
Valuer –General 的Neil Bray表示“市场对于一些远离布里斯班市中心,但拥有可承受负担力的郊区土地,以及那些紧挨布里斯班河甚至在2011年受到洪水影响的区域土地有着浓厚的兴趣。其结果就是导致了这些地区土地价值的增长从缓和变为强劲。”
诸如Chelmer和Graceville这样皆拥有水岸郊区的地价,分别剧增了35%和36%。当地民用住宅土地的中位价已从32万澳币涨至35.5万澳币。
商业用地和工业用地的价值也都分别增长了5%和1.4%,同时当地农村住宅市场和初级生产市场也因为整体住宅市场的增长而分别全线增长至8.8%和7.9%。

Properties worth a total $174 billionacross the city of Brisbane have increased in value by an average of 9.7 percent in the last year.
Properties worth a total $174 billionacross Brisbane have increased in value by an average of 9.7 per cent in thepast year, the latest Valuer-General figures show.
More than334,000 properties were valued,with mostly small increases skewed by jumps in value on land close to BrisbaneRiver.
"There was strong interest in some ofthe outer suburbs, where lands are more affordable, and interest in land nearthe Brisbane River, including land impacted by riverine flooding in 2011, hasresulted in moderate to large increases in site values in thoseareas,"Valuer-General Neil Bray said.
Suburbs such asChelmer andGraceville, bothriverside suburbs, showed massive increases of 35 and 36 per cent respectively.The median residential site value rose from $320,000 to $355,000.
Commercial and industrial land valuesincreased overall by 5 per cent and 1.4 per cent respectively, while the ruralresidential and primary production markets increased in line with increases inthe residential market, at 8.8 per cent and 7.9 per cent respectively.
